In this first step of the design process, we get acquainted with your home and discuss your objectives. We ask you to complete a dynamic questionnaire, after which we'll set up a follow-up meeting to discuss your wants, needs, and goals. Meanwhile, we gather existing documentation, take detailed measurements of each space, and assess the property’s current value to determine areas of opportunity to guide the design development process and unlock your home’s full potential. Before we begin designing, we will send you a mood board that outlines the creative direction for the project to ensure our vision is aligned with your goals.

We establish the relationship between spaces and create multiple layout variations that propose the arrangement of walls, furniture, cabinetry, vegetation, and other custom elements based on your project. The final layout sets the stage for the subsequent phases of design development.

Based on the final layout, we will create a target FF&A budget. For larger or complex projects, we recommend entering into a pre-construction agreement with the project’s general contractor to establish construction and millwork budgets. Our objective is to ensure that design choices are in line with the established timeline and target budget, so at this stage, we develop a strategy that allocates the budget in the areas that will make the biggest impact on the value and in utility and enjoyment of your home.

We craft a unique identity for each space, developing bespoke, contextual designs showcased through our 3D photorealistic visualizations. The photorealistic images allow you to fully grasp all aspects of the concept — from materials to furniture — and view the results from various angles, so you can feel confident in your project.

To conclude the project, we’ll put together a comprehensive design plan that includes all the necessary documentation, drawings, plans, shop drawings, specifications, procurement lists, and any other custom elements that are needed to successfully carry out the project.

We source, quote, import, and procure various items including materials, textiles, custom and non-custom furnishings, appliances, millwork, plumbing, and electrical fixtures. We also coordinate logistics, delivery, and white-glove installation services. If needed, we can arrange warehousing.

We provide recommendations for best-fitting construction partners for your project and assist in obtaining proposals. Drawing on our expertise, we evaluate submitted bids based on key factors such as price, quality, and suitability. During this stage, we also employ value engineering to identify cost-effective alternatives or modifications to the design and/or materials, in order to optimize project costs without compromising on the design.

As project managers, we oversee the entire permitting and building process. This includes coordinating and expediting permit approvals, directly supervising the general contractor and key subcontractors, and actively monitoring the construction and installation of millwork, stonework, and other custom elements. We maintain direct communication with all relevant tradespeople, subcontractors, architects, and engineers. Additionally, our team visits the construction site as often as needed to ensure everything is progressing smoothly.

At the end of the project, we ensure that all furniture, fixtures, appliances, and decor have been delivered and installed. We inspect items for defects and damage and regularly update the inventory database. At the end of the project, we perform a final walkthrough with you to review your new residence.
